This is serious BS, because basically it says that K's property is highly overpriced. I wonder if that is the reason that the real estate agent lowered the price by $11K. I would never want to post my house for sale on a site that automatically low balls my price. Bummer.
She can't just change the price listing of my house, though. We have a contract signed. My house is appraised from the court house for 169,000. We were listing the price (and it's in the contract) for 159,800.

That may be the case, but the value of the 20 acres is a selling point. That should be included in the listing. I definitely would give the real estate agent a call and get some answers. I see the current posted price as a misrepresentation, given that the 20 acres are excluded from the total value. (I do like the photos of the interior, though. Nice living room furniture, K.)

Also, K, what's with the ancient Indian burial ground that you can see out back? Did there use to be a pet cemetery out there or something of the sort???
You can play that as a selling point.

I agree, and I'll be calling her at noon since the people who were supposed to see the house today at 11 still aren't here yet.

Thank you! My realtor told me I have great taste is decorating, something she doesn't see often in guys. I shook my head while smiling, thinking that I'm fitting the stereotype brilliantly.

The listing price is the base price, no fees included because you never know who pays the fees. Given that it's a buyer's market, don't be surprised if they try to stick you with the fees. Those can run anywhere from $2,000-$6,000.

When was the last purchase? We bought our house for $40K+ over what the previous owner(my wife's aunt) paid for it, but that was about 15 years before we bought it. Inflation and what not can have a huge impact and if K's agent is worth a darn, the previous purchase price won't come into play at all.
Good luck K, hope it sells quickly. You're listing it below appraised value, hopefully your agent talks that up. Get an interested buyer to think they're getting a good deal(and the are) and they'll jump at it.

Well, I don't like it. K is listing the house for twice the amount of the estimate. Were I a buyer browsing listings, I would see that and think the owner was perhaps being obnoxious in his asking price, given that estimate. I see no positive reasons for doing that.
I called my realtor (she was at the store at the time). I explained the agent who was supposed to show the house at 11 wasn't here yet (still isn't, either). She said she would call the realtor. I then explained the listing has the house at 148,000, 11,000 less than what was agreed. She couldn't remember what we agreed to and said she would check it out when she got home.
Since the house is now listed, if she changes the price the website will note that the price was increased, which I've been told is a bad thing. I'm not happy about this at all.

Sorry to hear, but you are right. If the price gets "magically upped", it could cost you prospective buyers who have taken initial interest in the property. Of course, you could also the realtor to include in the description the fact that the house sits on 20 acres that come with the price. That might be a saver of sorts... Either way, very poor form on the part of the real estate agent.
